Terms and Conditions

Prices

Property rental prices are quoted per property per week. Some properties may be available for shorter stays or for extra ‘part’ weeks (eg 10 days), please enquire for availability and prices. Use of water, gas, electricity and heating are all included, unless otherwise stated within the property advert.
 
Booking and Payment

To reserve a property you should complete and send the Booking Form. Upon receipt of this we will send bank details of the Property Owner for direct payment from You of the non-refundable deposit of 30% of the total rental cost which will then need to be paid. We will be unable to fully confirm the booking to You until the 30% deposit has been received by the Property Owner. As soon as this is confirmed to Us as received, we will issue a confirmation email to You. Please ensure that You check this carefully to ensure that it reflects the holiday that you have requested. The final balance payment is payable at least 8 weeks prior to Your arrival, and You will be sent a reminder email shortly before the due date. If the balance payment (and 'damage deposit' if required) is not received by the due date we reserve the right to regard Your booking as cancelled. Any bookings confirmed less than 8 weeks prior to arrival must be paid in full upon booking. Full directions, contact numbers, details etc, of how to reach the property will be sent to you after receipt of the final payment.
 
Number of Guests

The maximum number of guests for each property is as is indicated within the property details and this must not be exceeded. Please advise us of the number of guests in your party at the time of booking or if this number changes prior to your arrival. This is to ensure that adequate linen and towels are always provided.
 
Changeover Days and Arrival/Departure Times

We are able to offer flexible changeover days as well as flexible arrival times on most of our properties, but please do enquire as this is of course subject to availability. We will arrange for You to be met at or near the property by the Owner or a Keyholder. If you are running later than your pre-arranged arrival time You will need to notify the Keyholder as soon as possible, and to keep them informed regarding Your arrival time. We do request that You vacate the property by 10am on your departure date. If you leave the property later than agreed you may incur additional costs. Wherever possible when a later check-out time is preferred, We will try to accommodate this, but this is dependant on the arrival time of the next guests, availability of cleaners etc. Please regard Your check-out time as 10am unless previously agreed otherwise, or agreed otherwise with Us during Your stay.
 
Car Hire/Airport Pickup

Depending on the location of the property you are renting, it may be essential for you to hire a car for the duration of your holiday. Alternatively, if you only require airport pickup/drop off then this can be arranged prior to the commencement of your holiday at an additional price to be agreed, payable locally.
 
Cleaning

All properties are cleaned prior to your arrival. If your stay is for two weeks or longer the property will be cleaned and linen changed once per week. Additional maid service can be arranged at an extra cost payable locally. As a courtesy to our Property Owners we do ask that you leave the property in a tidy condition upon departure, including disposing of Your own rubbish.
 
Pets

Pets are strictly not allowed at any property, unless by prior agreement.
 
Alterations and Cancellations by You

If You are prevented from proceeding with Your holiday You may transfer Your booking to someone else. All outstanding sums remaining must be received by the Property Owner before we can accept a name change. We regret that no monies will be refunded if You fail to arrive for your holiday for any reason.
 
Alterations and Cancellations by US

We will not cancel Your holiday unless You have failed to pay the final balance when due, or except in extreme circumstances beyond Our control, whereby We will inform You as soon as possible and offer You an alternative property or a full refund of all monies paid.
 
Personal Loss or Injury

We cannot be held responsible for any accident happening. All of Our Property Owners are asked to take out adequate insurance for their property and we cannot be held as Liable if adequate cover is not in force. However, if you or a member of your party suffers a theft, serious injury or illness we will offer, wherever possible, guidance and assistance to help you. Please ensure that You have adequate insurance to cover Your personal belongings and medical costs before departing on Your holiday.
 
Complaints

In the event that you wish to make a complaint, you must inform Us immediately so that we have an opportunity to remedy the matter as soon as possible. In the event that the matter cannot be resolved during Your stay You must notify Us of full details in writing within 7 days of Your holiday ending. Failure to do so will reduce Our ability to solve and/or investigate the matter and as a result of this You will lose any entitlement You may have had to claim compensation. Any compensation paid will be at the final discretion of the individual property owner, not Trulli Italy in Puglia.
 
Descriptions

We take all reasonable steps to ensure that the descriptions of each property advertised are always as accurate as possible. However, if changes are made to a property or its services by the Property Owner without our knowledge, We cannot be held responsible, but We will endeavour to resolve the matter immediately whenever notified as such.
 
Special Requests

Any special requests for Your holiday should be made at the time of booking. We will do Our utmost to comply with Your requests, which may be subject to additional costs to be notified at the time of request. 

 
Your responsibility

You should ensure that You do not behave in such a way which may cause loss or distress or offence to any other person or damage to any property during Your stay. If you fail to meet these responsibilities we will not be liable to You in any way and You will be fully responsible for any additional costs or expenses that You or We may incur. Please note that upon arrival at Your holiday accommodation, for the security of the Property Owner, You may be required to show proof of identity and proof of address to the Owner/Keyholder. Property Owners reserve the right to request a 'damage deposit' upon arrival (if not already paid prior) to cover against damages or breakages within the property. This deposit will be returned in full after your departure day providing no such damages or breakages have occurred.
 
General

These Terms and Conditions form Your holiday contract with Us. Please read them carefully. The person making the reservation accepts these Terms and Conditions on behalf of all members of His/Her party and also accepts full responsibility for all payments due to the Property Owners in relation to the holiday booked. Upon completing and sending Our Booking Form, You also confirm to us that you accept these terms and conditions.
